Overclocked (and properly cooled), the 3820 is a great processor. Mine runs at just under 4.9ghz... and these are cheap on eBay. For a budget gaming build, I wouldn't hesitate to buy a used, working, and tested 3820 and throw it in a used Asus or gigabyte Mobo with 32gb of ddr3 1600 ram and used gtx 980ti or even a gtx 1060/1070. Then, overclock it and enjoy the latest games at decent frame rates on high settings.

Bought this at launch and still have it. I've upgraded my graphics card twice in that time and this processor keeps on delivering so never saw the the need to upgrade the cpu. Maybe in another 3 years I will need to but for now...it's still great.
